Strathcona BIA Member Programs
The Strathcona BIA Safety Intervention Grant Program provides financial support to SBIA members for implementing preventative measures against vandalism and commercial property crime. This locally funded initiative offers targeted, accessible, and practical support to property and business owners in Strathcona.
Grants will be approved on a first-come, first-served basis to all eligible SBIA members and will be reviewed in the order they are received. The grant applications will be accepted from April 2nd, 2026 till March 31, 2027 or until the entire funding pool for the program year has been allocated to eligible members.
Each member is eligible for reimbursements of 50% of the cost of the project/supplies to a maximum of $2,000 for all eligible expenses as outlined below and as approved by the SBIA. Members who own or operate multiple properties/businesses are eligible up to a maximum of $2,000 per property.
All grants will be paid after the work or supplies have been completed/purchased. Recipients will not need to repay the funds at any time.
The SBIA reserves the right to reject or change the requirements of the grant application at any time and for any reason.
The SBIA reserves the right to share and use grant applications in promotional opportunities. In these cases, the SBIA will take steps to contact the Applicant prior to said promotional opportunities.

Objectives
- Improve the safety and security of commercial properties in Strathcona BIA.
- Support local businesses and property owners in proactively preventing damage and vandalism.
- Build confidence among customers, clients, and the broader public by enhancing visible property care.
- Reduce long-term repair and insurance costs related to property damage.
Eligible Projects
The program supports physical and design improvements that discourage crime and enhance property resilience, examples include:
- Security lighting and motion sensors
- Shatterproof window film
- Lockable gates or fences
- Roller shutters or reinforced doors
- Surveillance camera installation (CCTV)
Ineligible Expenses Include
- Projects already started or completed before application
- Operating or monitoring costs (e.g. security guard wages)
- Routine maintenance unrelated to safety
- Upgrades required by regulatory bodies (e.g. building code compliance)
How to Apply
Please read this program description carefully and assess your project’s eligibility. If you would like to confirm your project eligibility before you begin, please send an email to safetygrant@strathconabia.com.
Please download the application form below. Your application must contain the following:
- Description of the safety issue and your proposed solution.
- Cost estimate and vendor quote(s).
- Photos of current condition.
- Confirmation of business or property ownership and SBIA membership.
To submit your application, please send the completed application form and any additional attachments to safetygrant@strathconabia.com.
The SBIA will review grant applications in the order that they are submitted and contact all eligible applicants in that order and applications will be processed within a maximum of 60 days.
If required, and as discussed with the SBIA, applicants will participate in a Zoom meeting or phone call with an SBIA representative to review and discuss the application. Grants will be awarded to eligible applicants and applicants can launch project as outlined in the application.
Applicants will provide the SBIA with the agreed upon documentation and submit proof of completion (including photos to demonstrate before and after the project was completed) within 90 days of approval.
Applicant will invoice the SBIA for approved grant amount after the SBIA representative has reviewed and approved the work that was completed, and payment will be provided for the agreed upon grant amount within 31 business days of receipt of the final invoice.
Eligibility Criteria
To apply, applicants must:
- Be a SBIA member in good standing who owns or operates a commercial property or business in the SBIA catchment area.
- Limit application to one approved grant per property for the program year. 3. Grant applications that meet the criteria below are eligible for reimbursements of 50% of the cost of the project/supplies to a maximum of $2,000.
- Eligible property needs to have an exterior entrance (accessible directly from an outside area such as sidewalk, street, parking area).
- For properties with multiple independent businesses that operate from distinct exterior entrances, each business may be treated as a separate eligible unit and submit its own grant application, up to one per unit. Businesses located on upper floors (such as second or third floors) are eligible to apply if their space has a clearly identifiable entrance that is directly accessible from the exterior of the building (e.g., sidewalk, street, or parking area). In addition, the shared common areas of multi-tenant commercial properties may be considered a distinct eligible unit if a clearly defined safety intervention is proposed for that space and the application is submitted by the property owner or strata representative.
- Application must include a written statement in 200 words or less on what you intend to do, why this grant will help, and the impact it will have on your business/property. In this statement please demonstrate the need and what you will be using the funds for.
- Using the official SBIA Preventative Safety Intervention grant application form, submit a grant application that meets all the criteria requirements as identified under the eligible grant area.
- In cases of building improvements/property improvements, the property owner needs to be notified and agree to the to proposed improvements
- If applicable and as determined by the SBIA representative, participate in a Zoom meeting or phone call with an SBIA representative to review and discuss the application 10. Applications must be received and approved by the SBIA in advance of any work in order to receive a grant.
- You must provide a quote including: cost estimates of proposed work in the application form.
- Once the project is completed, you must provide documentation including all receipts, records of expenses, and before/after photos replated to the project
- SBIA reserves the right to be granted access to inspect the property and the intended location of the improvement project both before and after the project is completed. This inspection is in addition to the required documentation.
- Final approval and disbursement of grant funds are contingent upon the satisfactory completion of these requirements. The SBIA may ask for a testimonial related to the grant application and to confirm that the grant funding was used in accordance with the agreed upon criteria.

Q1: What if my 50% of the project costs more than $2,000?
You may still apply, but the maximum reimbursement is capped at $2,000. You are responsible for any additional costs.
Q2: How long do I have to complete the project?
You must complete your project and submit proof of completion within 90 days of approval.
Q4: Who selects the grant recipients?
Applications will be reviewed and approved by the SBIA staff and committee members composed of SBIA staff and/or Board members.
Q5: What if I encounter delays or cost changes after approval?
Please contact SBIA staff immediately. Minor amendments may be accommodated on a case-by-case basis.
